Roof	Steel rafters, glazed concrete tiles. Rainwater gutters to all overhanging sloping roofs Under tiles protected with foil water barrier and fibre glass insulation blanket.
Walls	Coloured textured cement render in crème colour. Feature walls faced with selected carved sandstone relief.
Courtyard Features	Paving - pre-cast concrete pavers stained to light buckskin colour with loose gravel infill between, Concrete landings, steps and structural threshold - sand wash.Planter box surrounds precast ‘Risi’ stackstone. Water feature ponds to be black slate tiles. Stepping stones to be sandwash.
Pool	Dark blue tiles and coping - stained concrete to match pavers.
Interior
Ceilings	Sloping ceilings (to master bedrooms and living room) and flat ceilings generally to be 10mm plasterboard, painted.
Walls	Generally to be flat plaster finish painted.
Floors	Master bedrooms - hardwood with satin polyurethane finish.Other bedrooms, living, kitchen and passage floors off-white terrazzo. Wet area floors - glazed ceramic tile.
Windows and doors	Coated aluminium frames with clear glass. Cupboard / wardrobe doors to be wood frames with open louvre infill panels. Door hardware to be Lockwood satin stainless (lever type handles) Interior doors to be hollow core flush painted.
Bathrooms	Shower base to be ceramic tile to match floor. Shower walls - glazed ‘handmade’ tiles in crème colour. Vanity shelf - terrazzo finish Vanity cabinets prefabricated laminate and laminate finish doors and facings. International standard fittings
